Victoria harbour hotels purchase Belleville waterfront property after years of leasing

Two prominent Inner Harbour properties have officially secured ownership of the land they’ve operated on for years.

The Huntingdon Hotel and Suites and Pendray Inn and Tea House announced they have purchased the harbour property spanning 321 Belleville Street to 330 Quebec Street.

The acquisition marks a major milestone for the two historic properties, which have operated under a long-term land lease model for more than 75 years.

The current ownership group has held its lease since 2013.

During that time, the group says it has made significant investments into revitalizing the site while maintaining its historic character, including upgrades to the inns and surrounding gardens.

Together, the properties employ more than 100 people and play a role in Victoria’s tourism sector and are in a high traffic area for visitors to the region.

They’ve also become known for their involvement in the community, including hosting an annual Canada Day pancake breakfast in support of the Victoria Women’s Transition House, along with partnerships supporting groups such as Our Place Society and Habitat for Humanity Victoria.

On site, work is ongoing to refurbish the former Judges House Inn, originally built in 1883, and the space previously occupied by Santiago’s restaurant. Both are expected to reopen in 2026 under new branding.

The organization has also been active in local events, including serving as title sponsor of the Victoria Symphony Splash in 2025.

“This is an incredibly meaningful moment for us,” said General manager Erin Cassels.

“We are looking forward to a long future of continuing to contribute meaningfully to the local visitor economy in Victoria.”

The company has received several recognitions for sustainability and social responsibility, including Biosphere Certification and a four Green Key rating. In 2024, it also received a sustainable business award from the Greater Victoria business community.

After more than a decade leasing the land, the group now owns the waterfront site. It could help shape what comes next for the property.
