The new purpose-built rental building located at 825 Fort Street has officially been completed with residents moving in on February 1st.
The 11-storey, 119-unit building was developed by the Salient Group, who aimed to build a contemporary tower inspired by Victoria’s heritage.
The newly completed building is located between Blanshard and Quadra Streets, and retained the facades of the former furniture store and Turkish bath that used to occupy the site, while updating them to embrace modern architectural aesthetics.

“This building represents our commitment to creating rental housing that respects Victoria’s architectural heritage while offering the amenities and lifestyle that today’s renters are seeking.”
The site features one, two and three-bedroom units, with 54 residential parking spaces and 10 visitor spaces. All units are air conditioned and pet-friendly.
The underground parking garage also features bike storage, a bike wash station, EV charging stations and the building has an agreement with Modo car share.
There are up to five ground-level retail spaces available, though no active tenancies have been announced for these spaces.
The rooftop terrace features a barrel sauna, a yoga area, panoramic city views and gas fire pits.
The development of 825 Fort Street was funded with support from the Canada Mortgage and Housing Corporation (CMHC).
“Our Government is committed to driving housing supply to bring housing costs down. This project will create more than 100 much-needed new rental homes for the people living and working in Victoria.” said Will Greaves, Member of Parliament for Victoria.
“It’s an example of what’s possible when government and the private sector work together. It’s also another step forward in our bold, ambitious plan to build Canada strong.”
Studio apartments at 825 Fort Street begin at $1,649 per month, one-bedrooms start at $1,749, two-bedrooms begin at $2,249 and three-bedrooms $3,399.
This project has been in the works since 2017.
