These are the 10 most expensive residential properties on Vancouver Island

Vancouver Island is home to some of BC’s most desirable real estate, and the latest BC Assessment data offers a revealing look at where the Island’s highest-valued residential properties are located.

BC Assessment’s 2026 roll identifies the top-valued residential properties across Vancouver Island.

While the dataset includes several private islands in the Gulf Islands, those properties have been excluded here to focus on residential properties located within Vancouver Island communities themselves.

Based on assessed values reflecting market conditions as of July 1st 2025, the properties below represent the most expensive residential real estate on Vancouver Island.

Withour further ado, these are some of the most expensive properties:

#1 — 1365 Dorcas Point Road, Nanoose Bay

Assessed value: $20,573,000

Topping the Vancouver Island list is this expansive waterfront acreage in Nanoose Bay. Large coastal parcels are increasingly rare outside urban centres, and Dorcas Point’s privacy, shoreline exposure, and limited surrounding development help drive its valuation.

#2 — 1850 Lands End Road, North Saanich

Assessed value: $19,080,000

North Saanich continues to stand out as a hub for estate-scale waterfront properties. Lands End Road is particularly sought after for its rural character, ocean access, and proximity to Victoria International Airport.

#3 — 3160 Humber Road, Oak Bay

Assessed value: $18,632,000

Humber Road is one of Oak Bay’s most prestigious addresses. This waterfront single-family residence reflects the premium attached to direct shoreline access in a neighbourhood where turnover is rare and demand remains consistently strong.
